Our 12-36 month interim luxury home financing program is designed to provide capital for experienced borrowers seeking cash-out funds to buy another property or to re-position the debt on an existing high-end property.  With experience in metropolitan markets throughout California, Oregon and Washington, our private funding sources can close transactions in a matter of days rather than weeks or months.

Luxury Home Loan Program Features:

  • Program available for both purchase and refinance.
  • SFR – preferably 2nd Home or Investment Property, but will consider owner occupied (business purpose loan) on case-by-case basis.
  • Loan-To-Value (LTV) for flips up to 80% and $5,000,000 loan amounts.  Lower LTV above $5 million.
  • Maximum LTV for completed projects (listed for sale or used as short-term rental) is 70% of Appraised Value.
  • Interest rates starting at 7.50%.  Portfolio average is 9.50%.
  • Origination Cost of 1.5 to 3 points.
  • 12 to 36-Month terms.
  • 0 to 6-Month Prepayment Penalty or Guaranteed Interest.
  • Property site inspection and/or appraisal required (lender choice).
